We use the latest products, procedures, and equipment to assure the highest level of cleaning performance and protection for your property and furnishings. Ours is a seven step process using the latest equipment and supplies:

The primary purpose of the emergency service is to "preserve, protect and secure the property from further damage." Water damage claims increase substantially if prompt action is not taken to contain the damage. Restoration is only justified when it financially, or in some other important way, out performs replacement. If replacement is the best option, you will be informed at the time of inspection.


Frequently the result of plumbing or roofing problems, water damage should be handled without delay. All procedures as well as final results should be documented.  Future value and insurability of the property could be in jeopardy so act promptly.

How do I know when the structure is dry?
You can only be certain of a dry structure by taking thorough measurements with moisture detection instruments. All affected materials should be returned to pre-loss condition within 4 percent (or points) of dry standard for your area.

What do moisture meters do?
There are several types of moisture detection instruments. Each instrument is designed for a specific application.

Hydrosensors determine where moisture has migrated to in carpet in pad. They detect moisture content as low as 17 percent. Use Hydrosensors to map out affected areas.

A Moisture Counter reads moisture content in materials without penetrating the surface. It has three settings for use with a variety of structural materials. Use it on vinyl flooring, furniture, drywall or any other surface that should not be penetrated. The Moisture Counter reads to a depth of 5/8".

A Moisture Pro takes penetrating readings of moisture content. It includes a hammer probe for driving insulated pins into hardwoods, subfloors or other structural materials. This meter allows you to take exact readings at specific depths. Compare day-to-day readings from the Moisture Pro to verify drying progress as moisture migrates back out of structural materials.

The DHT is a digital thermo-hygrometer. It measures the temperature and relative humidity of the air. Use the readings from the DHT to determine that you are controlling the humidity in the drying environment.

All WET Areas Of a Typical Water Damage Must be Addressed.

Water damage can easily leads to mold unless ALL wet areas are dried properly. Simply addressing the carpet and pad are not enough. Here you see the carpet, padding, cabinets, and the lower 6 inches of wall board ALL being dried down AT THE SAME TIME. Dehumidification & air movement equipment are the principal tools.

BIG THREE OF WATER DAMAGE . . . 2002

 

  According to our equipment supplier, Dri-Eaz products, our water damage call on Dec. 31 was one of Honolulu’s 3 largest commercial water losses of 2002. A small brass fitting for a water filter in an 11th floor break room was the culprit.

 

   Damage occurred on floors 11 thru 7 and a large number of acoustic ceiling tiles were saturated and falling out when we arrived. Several busy offices experienced inconveniences.  

  

 

  12 large industrial dehumidifiers, 40 air-blowers, 4 wall drying systems, 2 carpet extractors as well as electronic moisture detection equipment was rushed out to the site.  Carpets and structure were dried down in a few days, preventing serious structure damage due to mold.

 

   

MOLD :

OFTEN DIRECTLY RELATED TO WATER DAMAGE...

Most mold requires very simple things to grow and exist.  It first requires some type of moisture intrusion, or water condensation.   If there has been a plumbing leak or roof leak, there is a strong possibility that mold has begun growing.  In many cases, it can take only 24 hours  for the process to begin.   Thus the need for restoration.

 

MOLD REMEDIATORS who are trained and certified in Water Damage Restoration will have the knowledge skills, and equipment to deal with the moisture source feeding the mold. Drying equipment which whips up the air with forceful fans should be avoided. It is important to avoid spreading the tiny invisible spores which are designed to remain airborne for hours.     

 


INHIBITING BIOLOGICAL GROWTH

Studies have shown that buildings dried by Clean & Dry immediately after river flooding have benefited significantly from a lower level of pathogenic growth. Bacteria, mold, mildew and other allergens all prosper where dampness is allowed to exist for extended periods. With today's concern for 'sick building syndrome' and indoor air quality, Clean & Dry becomes an important ally in the healthful restoration of a building.

PRESERVING UN-FLOODED AREAS

Water-soaked areas create an ambient high humidity which acts upon other undamaged areas and their contents. Clean & Dry prevents this by using a 'buffer of dry air' to seal-off unaffected areas from those under recovery. If left unprotected, hygroscopic materials (materials that naturally absorb moisture from the air) are affected quickly. For example, books grow mold on their covers, woodwork swells and buckles, art works become damaged. Electrical systems and electronic equipment, such as computers, suffer from corrosion. Clean & Dry will work with you to protect the entire building, while restoring your flooded area.

CARPET AND TILE

Floor covering subcontractors won't guarantee their work if subflooring does not meet the manufacturer's standard for moisture content. Why risk buckling, delamination and adhesive failures? Clean & Dry can dry your subfloors to manufacturer's specs in record time.
